Start with what stays and what goes
A useful strip-out quote starts with a marked-up plan or photographs. List the partitions, ceilings, cabinets, tiles and floor finishes to remove, and identify anything to retain. Two premises with the same floor area can involve very different amounts of demolition and waste.
Strip Out Pros WA quotes non-structural removal around the agreed scope. We do not publish a single square-metre rate because materials, layers, access and disposal can substantially change the work required.
The main allowances to compare
1. Materials and removal extent
Check whether the price covers wall linings, framing, doors, glazing, ceiling grids and bulkheads, or only selected finishes. For kitchens, identify cabinets and benchtops separately from splashbacks and floor tiles. Photos of edges and exposed layers can help explain the existing construction.
2. Floor removal and adhesive grinding
Removing carpet, vinyl or tiles does not necessarily remove the adhesive or bedding underneath. Ask whether the quote includes those layers, edge work and disposal. Agree the required surface with your next flooring installer; grinding is separate from levelling, slab repairs and moisture treatment. See our floor removal and concrete grinding service.
3. Access and waste handling
A ground-floor space with nearby loading differs from an upper-level CBD tenancy. Give us the floor level, goods-lift dimensions, loading-dock booking windows, stairs and available bin location. Waste may need to be moved in smaller loads or during restricted periods. Compare the quoted waste allowance and whether transport and disposal are included.
4. Working hours and protection
Building management or shopping centres may restrict noisy work and deliveries. Provide those requirements before quoting. Standard hours are Monday to Friday, 7am–5pm; after-hours and weekend arrangements are quoted separately. Identify occupied rooms, shared corridors and retained finishes so protection requirements can be assessed.
5. Services and handover
Confirm who will arrange electrical, plumbing, gas and other relevant service isolations. A demolition price does not automatically include painting, new flooring, waterproofing or reinstatement. For lease exits, supply the landlord’s written make-good schedule alongside the drawings. Our office defit and make-good page explains this distinction.
A checklist for comparing quotes
- Are both contractors pricing the same drawing revision and removal quantities?
- Are retained items, protection and access arrangements identified?
- Are flooring layers, adhesive removal and the required finish clear?
- Are waste loading, transport and disposal covered?
- Are service disconnections and reinstatement included or by others?
- Are permitted working hours and the required handover date allowed for?
- Are GST, exclusions, provisional allowances and variation arrangements clear?
What to send for an accurate quote
Email the project suburb, photographs or demolition drawings, approximate area, floor level and preferred dates. Add the make-good schedule for a commercial tenancy, building access rules and any available information about existing materials. A site assessment may be needed where conditions cannot be confirmed; any applicable visit fee is disclosed before booking.
Explore commercial strip-outs, shop defits, kitchen and residential removal or bathroom strip-outs for the relevant scope.
Structural work and hazardous-material removal are outside our standard strip-out scope and require separate assessment. Concealed conditions can change the work required; any scope changes should be agreed before proceeding.
